Yesterday, YIMBY brought you two reveals for developments coming to the architecturally-neglected blocks of Greenpoint. Today, we have an updated design for a building coming to Greenpoint’s even less fortunate cousin, Williamsburg, at 308 North 7th Street, which will substantially improve a lot formerly occupied by nondescript industrial and commercial structures.
YIMBY revealed a preliminary design for the project back in February of 2017, and since then, the exterior has been completely reworked by architects Issac & Stern. The contemporary look has been tossed aside for a more classic facade, with light brick dominating. Windows will be punctuate within metallic accents, and the top floors of the building will feature floor-to-ceiling casement windows alongside exposed columns, which will also create some rather attractive balconies.
Applications filed with the Department of Buildings show that the structure will have 42,000 square feet of residential space, to be divided amongst 38 apartments. With an averaging size of over 1,100 square feet, condominiums would appear likely, and the lack of PTACs in the renderings likely confirms that.
Adam America Real Estate is developing the site, and they acquired the land for $18.25 million back in January of 2015. Permits for the new building are still pending with the DOB, though applications to demolish the existing structures have already been filed. Completion is likely by 2020.
